    Permits & HOA review

    We submit to the city and to the HOA, respond to plan-review comments, and own the timeline so you don't have to chase paperwork.

What does a home addition cost?

Cost depends on size, foundation, roof tie-in, and finish level — but most DFW additions land between $350 and $600 per square foot for a standard primary-suite or family-room addition, and higher for second-story or kitchen expansions. We provide a real line-item budget after the feasibility walkthrough, not a placeholder per-foot number.

Can you do a second-story addition on my existing home?

Sometimes — it depends on the existing foundation and framing, lot coverage rules, and HOA review. A second story is one of the highest-impact adds when the structure supports it. We assess the foundation and framing first and tell you honestly whether it pencils out.

Will I have to move out during the addition?

Usually no, but it depends. For most primary-suite, family-room, or kitchen additions families stay in the home — we dust-contain the work area, protect adjacent finishes, and stage materials away from daily-use spaces. For full second-story adds or large reframes that disrupt HVAC and electrical, we'll talk through the trade-offs honestly so you can plan.

Do you handle the architect, structural engineer, and HOA submittals?

Yes. Design, structural engineering coordination, city permitting, and HOA architectural review packets are all handled in-house or by our regular partners — you get one point of contact, not five vendors to chase.
