Frequently asked questions
DFW Remodeling FAQ
Straight answers to the questions homeowners actually ask before, during, and after a remodel.
Getting Started
Where do I start if I've never remodeled before?
Start with the rooms or problems you actually want to solve, not with finishes. A short conversation about scope, timeline, and budget orientation is more useful than a Pinterest board at this stage. Once we know what you're trying to accomplish, we can tell you what kind of project it actually is.
When in the year should I start planning?
Earlier than you think. Design, selections, and lead times can run several months before construction. If you want to be in your remodeled space by a specific date, count backwards a season or two.
Do I need drawings before I call you?
No. If you have them, bring them. If you don't, that's exactly what we do in the design phase.
Design-Build Process
What is design-build?
Design and construction handled by one team under one contract. Plans get priced as they're drawn, lead times are caught early, and the team building your project is the team that drew it.
How does your process work, step by step?
Initial conversation, in-home consultation, design and selections with real pricing along the way, contract, permits where applicable, construction with a single point of contact, walk-through, and warranty period.
Who's my main point of contact?
One project lead through the whole project. Not a call center, not a different person each week.
Kitchens
How long does a kitchen remodel take in DFW?
Most full kitchen remodels run about 4–6 months end-to-end, with roughly 8–14 weeks on site depending on layout changes. See the full timeline article for the phase breakdown.
Should I open up the kitchen to the living room?
Sometimes yes, often a wider opening does what people actually wanted. Removing a wall is real structural and mechanical work — worth it when it's right, expensive when it isn't.
Do you handle appliance selection?
Yes, as part of design. We'll coordinate with your appliance dealer and make sure cabinetry, ventilation, gas, and electrical match what you're actually buying.
Bathrooms and Custom Showers
Should I keep the tub or do a walk-in shower?
In a primary bath, most homeowners are happier replacing a lightly-used garden tub with a larger walk-in shower. Keep at least one tub somewhere in the home for resale.
Custom tile shower or prefab — which should I pick?
For a primary bath, custom is almost always the right call. For a secondary bath you rarely use, a quality prefab unit can be the right answer.
How is your shower waterproofed?
Industry-standard bonded waterproofing system over a properly sloped pre-pan, with pre-formed corners, curb wrap, and proper drain integration. The waterproofing is what determines how long the shower lasts.
Whole-Home Remodeling and Additions
Should I remodel the whole house at once or in phases?
It depends on your living situation, budget, and how much disruption you can tolerate. Phasing is real and viable — it just needs to be planned, not invented mid-project.
Can I live in the house during a whole-home remodel?
Sometimes. With careful phasing and dust containment, parts of the home can stay habitable. Other projects are cleaner if you relocate temporarily. We'll be honest about which yours is.
How do additions get scoped?
Footprint, foundation, structural tie-in, roof tie-in, MEP extension, and how the new space connects to the existing home both functionally and visually. The connection is usually the part that takes the most design work.
Outdoor Living and Patio Conversions
What's the difference between a covered patio and a patio conversion?
A covered patio is open-air with a roof. A patio conversion turns existing or new outdoor space into a screened, three-season, or fully conditioned room — each with different structural, HVAC, and code considerations.
Can my existing patio support a new cover or enclosure?
Sometimes, sometimes not. Slab thickness, footings, and structural condition all matter. We assess before we promise.
How does an outdoor kitchen tie into the house?
Gas, electrical, water, drainage, and ventilation. The fun part is the design; the unsexy part is the rough-in, and it's the part that determines whether it works.
Budget and Scope
Do you publish prices?
No, because the same room can be a wildly different number depending on scope and finish level. Any contractor publishing a flat price for a kitchen or bathroom is selling a different product than what we do.
How much contingency should I plan?
10–15% on top of the contract, especially in older homes. Plan for it; you may not need it.
What controls cost the most?
Scope and finish level. Within scope: cabinetry, structural changes, plumbing relocations, stone, and appliances tend to drive the biggest swings.
