Design-Build Remodeling in DFW — One Team, Zero Handoffs

Regent handles your design, planning, pricing, and construction under one roof — across Fort Worth, Dallas, Southlake, Grapevine, and the rest of DFW. One contract. One schedule. One team accountable from feasibility through final walkthrough.

The traditional way is broken. Here's what we do instead.

The old model — hire an architect, hire a designer, bid drawings to several GCs, hope the winning bid covered everything — produces most of the horror stories homeowners tell about remodels. The design wasn't constructable, the bid missed scope, the change orders piled up, and nobody owned the result. Design-build collapses all of that into one team and one contract. The same people who design your project price it, schedule it, and build it.

One accountable team

Designer, project manager, superintendent, and trades all under one roof. One phone number, one point of accountability.

Planning before construction

Real drawings, real selections, real budget — locked before demo starts. No 'we'll figure it out in the field.'

Constructable designs

Every design decision is pressure-tested against budget and buildability by the people who'll actually build it.

Clear communication

Weekly owner updates, a shared schedule, and a single project lead who knows your project cold.

Quality execution

Dust containment, protected pathways, daily cleanup, and finish work that holds up — every project, every day.

Honest pricing

ROM at feasibility, refined in design, locked at contract. No lowball bait. No mid-project surprises.

FAQ

Design-build questions, answered.

What is design-build remodeling?

Design-build means one firm handles the design, the planning, the pricing, and the construction — under a single contract. Instead of hiring an architect, an interior designer, and a general contractor separately and translating between them, you work with one accountable team from feasibility through final walkthrough.

How is design-build different from hiring a separate architect and GC?

The traditional path looks like this: architect designs, you bid the drawings to several GCs, the low bid usually misses things, change orders pile up, and no one owns the result. Design-build collapses that. The same team that designs the project prices it and builds it — so the design is constructable, the budget is real from the start, and there's one phone number to call when something needs a decision.

Does design-build cost more?

No — and usually less, when you compare apples to apples. You save on duplicated coordination, fewer change orders, fewer mid-project redesigns, and shorter overall timelines. You also know the real price earlier in the process, before you've spent six months on drawings that don't fit your budget.

How long does the design phase take?

Most kitchen and bath designs take 4–8 weeks. Whole-home renovations and additions typically take 8–14 weeks of design, engineering, and permitting before construction. We move as fast as your selections and HOA / city review allow.

At what stage do you lock in the price?

We give a Rough Order of Magnitude budget at the feasibility walkthrough, refine it during design as decisions get made, and then lock a detailed line-item construction price at contract — before demo starts. No mystery numbers, no lowball bait-and-switch.

Do I have to use Regent for both design and construction?

Most clients do, because that's where design-build's value comes from — one accountable team. We can scope smaller engagements where it makes sense, but the heart of the model is design + build under one roof.
