How long does a typical office finish-out in Fort Worth take?
Most office finish-outs in Fort Worth run 8–14 weeks from permit issuance to certificate of occupancy. Spec-suite finish-outs in existing buildings tend to land on the faster end; full-floor or first-generation buildouts with extensive MEP work take longer. We provide a written schedule with milestone dates at contract signing and update it weekly.
Do you handle permits and code compliance for DFW commercial projects?
Yes. We pull all permits — building, MEP, fire, and health (for restaurant and medical buildouts) — across every DFW municipality including Fort Worth, Dallas, Southlake, Grapevine, Colleyville, Keller, North Richland Hills, Westlake, and Irving. We coordinate directly with city plan reviewers and inspectors so the GC, not the tenant, owns the permitting timeline.
Can you work in an occupied building without disrupting other tenants?
Yes. The majority of our tenant improvement work happens in occupied buildings. We coordinate after-hours and weekend work for demolition, concrete cutting, and any high-noise activity, build temporary dust and ICRA-grade barriers, and stage deliveries through service entrances. Adjacent tenants typically don't notice we're on site.
What's the difference between a finish-out and a tenant improvement?
A finish-out (or 'first-generation' buildout) takes raw shell space — bare concrete, deck above, stubbed utilities — and turns it into a usable suite. A tenant improvement (TI) modifies space that's already been built out, typically for a new tenant or a refresh. We handle both, and the workflow, allowance structures, and landlord coordination differ — we'll walk you through which path fits your lease.
Do you self-perform or subcontract the work?
We self-perform carpentry, millwork, and project supervision, and use a tight bench of long-term DFW subcontractors for MEP, drywall, flooring, and finishes. The same superintendent runs your project end to end — no rotating crews, no surprise faces on site.
Can you give an early budget number before full drawings?
Yes. Once we walk the space and understand scope, we can deliver a ROM (rough order of magnitude) budget within a few days. That gets refined into a hard GMP or stipulated-sum number once design development is complete. We'd rather you know the real cost early than chase a low bid into change orders.
